Eligibility

SBA 504 Loans are used for economic development financing.

The Small Business Administration (SBA) 504 Loan program is focused on economic development financing. Loans are available to small businesses that meet certain requirements:

  • Business must be located in Pennsylvania
  • For-profit businesses, a majority owned by U.S. citizens
  • Need capital for real estate and/or long-lived equipment (can include soft project costs)
  • The building must be owner-occupied
  • For existing buildings, the owner must occupy 51% of the building at closing
  • For new buildings, the owner must occupy 60% of the building initially and 80% of the building within 10 years
  • Loans are from $50,000 to a maximum of $5 million (up to 40% of the project, depending on the industry).
